Broker Fees Explained

Why do you charge a fee for mortgage work where the loan amount is less than £135,000?

Whichever lender I recommend pays me a fee, known as a procuration fee for introducing that business to them, it’s almost as if I suddenly become a self-employed worker of that bank for that transaction.

However, as a bank pays me an amount proportionate to the mortgage amount, the less the mortgage amount, then the less I am paid. For mortgages of less than £135,000 I charge my client a broker fee in order to compensate for the reduced fee I will receive from the lender. Your mortgage illustration will always tell you exactly how much I will be receiving from the lender for your mortgage.


Why do you say £199 to £399?

Most of the time, where the mortgage is straightforward my fee will be at the lower end of these figures. However sometimes it can be really difficult to find a lender that meets a specific person’s criteria. They may have just started a new job, be paid in foreign currency, be on a temporary contract, recently become self-employed or raising finance to build their own property.

Any of these scenarios can result in the need for significantly more research before finding the right lender and product. After which, the case may require lots of supporting documentation. Like I say, in most cases mortgage are pretty straightforward if like me you have been doing lots over many years.


At what point do you make me aware of the fee?

You would be told at outset, during our initial chat how much your fee will be if any, and you would only pay that fee once you are happy that you want to instruct me.


Do you charge a fee for insurance work?

No, only for mortgages as outlined above.
